Types of Commercial Roofing Systems
Choosing the right commercial roofing material can be confusing with so many options available in the market. This can be especially challenging for commercial or industrial building owners looking to install a new roof or construct a new building.
After determining the slope of your roof, the next step is to choose the roofing system that suits your business requirements the best. Below are the most frequently used commercial roofing types.
SPRAY POLYURETHANE FOAM (SPF)
Is an environmentally friendly option for roofing commercial, industrial, and manufacturing facilities that have been available since the early 1960s – even for residential structures. Despite its low profile, it has proven to be a reliable choice. Installing a spray polyurethane foam roof system can bring numerous benefits in terms of cost, performance, and longevity. This commercial roofing system can help reduce energy expenses and contribute to LEED and Energy Star certification. It also serves as a heat, moisture, and air barrier and is easy to maintain. By renewing the roof’s protective coating, building owners can enjoy years of use without significant maintenance costs.
TPO (THERMOPLASTIC POLYOLEFIN)
TPO roofing consists of single-ply membranes and is intended to enhance the strength and durability of EPDM rubber. TPO roofs are recognized for their resistance to ozone and algae, as well as their environmentally friendly and safe roofing installations.
EPDM (ETHYLENE PROPYLENE DIENE MONOMER) ROOFING
EPDM roofing is a type of synthetic rubber roofing membrane that is highly durable and commonly used in low-slope roofs across the world. It is made from two main ingredients, ethylene, and propylene, which are derived from oil and natural gas. The roofing system can be installed using three methods: fully adhered, mechanically attached, or ballasted. The seams of the roofing system are sealed using liquid adhesives or specially formulated tape.
BUILT-UP ROOFING (BUR)
Typically consist of three or four layers of bitumen and felt, offering superior water resistance. This type of roofing is commonly known as “tar and gravel” roofs. The finished membrane is created by alternating layers of reinforcing fabrics and bitumen. Sometimes, a base sheet is mechanically fastened as the bottom-most ply. These roofs are considered bottommost if they are installed directly on roof decks or insulation.
MODIFIED BITUMEN ROOFS
Are a type of single-ply system that is typically applied to the roof surface by rolling it out. They are similar to asphalt roofs, but with added polymers that provide extra protection from the elements and extend the product’s lifespan. Modified Bitumen Roofing Systems are widely used and well-regarded. Often, professional roofing contractors will heat this commercial roofing material with a blow torch before rolling it out, allowing it to stick to the roof surface.
